Ponding water is the thing that kills flat roofs. If layer three is missing, nothing above it will save you.

How long does a flat roof last?
Depends on the system and the drainage. A well detailed membrane with drainage that works runs a long time. One with ponding water does not.
What is a No Dollar Limit warranty?
On a qualifying commercial system there is no cap on what the warranty pays out to correct a covered failure.
Can you repair a flat roof or does it all need replacing?
Often a repair. Seams and flashings can be reworked. We will show you the photos.
Does a white roof lower cooling costs?
A reflective membrane sends heat back rather than storing it, reducing load on the space below.
